Good day.  This is the August 7 report report.  We will be  publishing for the Community of Allenstown School District a weekly progress report of your new building project.  We plan to publish these reports on every Monday going forward.

Current work efforts.

We are transitioning to our final finishes on the building.  The building is erected.  99% of the internal infrastructure is complete.  HVAC and electrical and plumbing for rough install.

We now begin the "finishing touches”

Masonry siding is well underway.  Looking GREAT!!!

Mechanical work continues with the installing of final duct work within the building.

Electrical work continues.   In particular we are working on the switch gear room.  This is where the main electrical comes into the building from the utility.

Roof is completed..

Insulated metal panels for exterior of building is ongoing.

Drywall work interior continues. The second floor drywall is 80% complete.  Work on the 1st floor drywall commences this week.

We have started some painting in the interior.  (Minimal but a start)

Windows continue to be installed.

Project remains 100% on time for a March 2024 handover.

Project remains on budget!!!

Project Managers April 17th, 2023 Update

Good day.  This is the April 17 report report.  We will be  publishing for the Community of Allenstown School District a weekly progress report ofyournew building project.  We plan to publish these reports on every Monday going forward.

Good morning.   The entire construction team of Turner Group, Milestone Construction and Gordon Bristol Consulting wishes to extend our sincere sympathy to the family of Mr. Peter Warburton the Superintendent of Schools for the Allenstown District on his passing.

Peter was dedicated beyond belief in your construction project and was instrumental in putting together the best team possible to ensure a quality and long lasting building for the student, staff and citizens of the Allenstown area.

His passing strikes us all.

Current work efforts.

Your OPM and Milestone performed a safety review of site observations last week.  The site is clean, safe and being operated according to good construction site practices.

Your site engineer and OPM conducted a table top exercise of the State of New Hampshire Fish and Wildlife procedures to be used during the construction phase of this project.  The table top exercise was a success and we have filed our first bi-weekly report to the State on your behalf regarding our F&W observations.

Project Managers March 20th, 2023 Update

Good day.  This is the March 20 report report.  We will be  publishing for the Community of Allenstown School District a weekly progress report ofyournew building project.  We plan to publish these reports on every Monday going forward.

The main building is preparing the first floor for the floor slab to be poured this week.

Second floor interior framing has started.

The domestic water tank arrives this week and will be installed in the ground.

The exterior “sheathing” is ongoing.

Project Managers March 13th, 2023 Update

As we enter the middle of March 2023 we are still confident to state that we are ON TIME and ON BUDGET.

At this time the steel frame of the building is 100 percent complete.

Exterior framing of the building has commenced.  When you drive by you can begin to see the outline of the doors and windows throughout the building.

Concrete floors have been poured in 75% of the building.

All underground piping within the building is complete.

Work on the final roof for the building is about 50% complete.

As an aside, we have the building steel independently tested for our files. We do not just rely upon the contractor but the school hires independent testing.

At the current time the septic system is approximately 85% complete.

On the financial front.  Amber and Gordon are doing a true-up of the budget this week.  However, my draft notes show that we are on budget just about to the penny.  Between the General Contract with Milestone and the owner items we appear to have committed about $32,332,000 of the 32,350,000.  However, I want to vet those numbers with Amber but want to give you my best educated calculation at this time.

The administration will be talking to the Board about possible spending of school line items but the construction budget remains in excellent shape at this time.  Also at this time we have spent approximately $11,000,000 of the $28,000,000 allowed to Milestone.  So we are well underway.

Project Managers March 6th, 2023 Update

100% of the wall steel is completed.

Roof drains and exterior framing continues.

Slab floors (concrete) for the building has commenced and additional pours are planned for this week..

Leach field for septic is well underway.

Ongoing items:

We are discussing where bollards are going to go on the final site plan.

We are preparing for April 1 to October 1 wildlife protocols to commence.

We continue discussions about security cameras in the building and where is proper placement of each.

We are following the need for lockers in the school and what is the correct number of lockers for the current and proposed population.

We are looking at security door access.

Project Managers February 13th, 2023 Update

Current work efforts.

Exciting week on many fronts.

We have two days of furniture arrivals.  This Thursday and Friday furniture is arriving for storage so it is ready to be installed in the new building upon completion.  The furniture is primarily for the library area at this time.

Kitchen equipment is arriving and being stored at the local dealers offices.  The kitchen items have been coming in with earnest the last two weeks.

We have a meeting on Wednesday with the construction electrical contractor, Eversource our power supplier and a solar company to explain the necessary switchgear connections that have to take place for a successful transfer station.

We are continuing the roof effort on the building portion (2 story building part).

We continue with steel frame erection.

We are continuing floor decking.

Roof insulation has commenced.

For now the major effort is the continued finishing of the foundations and the steel building.  As parts of the steel are completed we are immediately going around and starting the curbs and roofing.  We look to get weather tight buildings ongoing in February.

Furniture to arrive.  We are excited to report that much of our library furniture will be arriving early next week.

We continue with our efforts for solar service at the site of the new building.  We are reviewing the contract and are ready to go to final agreement within the next month.  We are meeting with Eversource (our electricity provider) as well as the construction electrical contractor to ensure we have correct electric interface for the solar system.

We are continuing the roof effort on the building portion (2 story building part).

We continue with steel frame erection.

We are continuing floor decking.

Project Managers January 30th, 2023 Update

Good day.  This is the January 30 report report.  We will be  publishing for the Community of Allenstown School District a weekly progress report of your new building project.  We plan to publish these reports on every Monday going forward.

Current work efforts.

Furniture to arrive.  We are excited to report that much of our library furniture will be arriving early next week.  Why furniture if the school isn’t finished?   Your construction team (contractor, architect, owners manager, SAU administration and School administration and staff have worked on the design of furniture and purchased earlier than normal as the world of lead times for products is so unpredictable.)

Also, price increases are “all over the place”.   Therefore, by purchasing in advance we have gotten by the lead time problems and saved almost 20% in furniture price increase that are expected in 2023.

We continue with our efforts for solar service at the site of the new building.  We are reviewing the contract and are ready to go to final agreement within the next month.  We are meeting with Eversource (our electricity provider) as well as the construction electrical contractor to ensure we have correct electric interface for the solar system.

Project Managers January 16th, 2023 Update

Good day.  This is the January 16 report report.  We will be  publishing for the Community of Allenstown School District a weekly progress report of your new building project.  We plan to publish these reports on every Monday going forward.

Current work efforts.

We are pleased to announce that the School Board has agreed to pursue the concept of Solar Panels on the new Allenstown School Building.  A presentation was made at last Mondays School Board meeting and it was favorably received.  We will keep you posted on this exciting effort.

We also want you to know that we are taking DRONE videos and pictures during the construction phase of this project.  This should provide interesting insight for the community and nice documentation for future generations.

Foundations (footing and foundations) are nearly complete.

Steel has commenced on 3 more sections of building.

Roofing the building has commenced.

We have completed underground piping for necessary electrical, plumbing and data communication that would be in the floor of the building.

For now the major effort is the continued finishing of the foundations and the steel building.  As parts of the steel are completed we are immediately going around and starting the curbs and roofing.  We look to get weather tight buildings during January.

We continue to be working on the steel structure in anticipation of beginning the “wrapping of the building” starting early January.  All effort is going to ensure the steel erection is being done, SAFE, timely, with superior quality and according to schedule.

Project Managers December 5th, 2022 Update

Good day.  This is the December 5 report report.  We will be  publishing for the Community of Allenstown School District a weekly progress report of your new building project.  We plan to publish these reports on every Monday going forward.

I am your Owners Project Manager.  One part of my role is to keep you, the Community, informed of the progress of the project.  I will be giving weekly reports that are written and monthly reports, in person, to the School Board.

We continue to be excited and enjoying the steel is arriving almost daily to your site.

At this time we have an entire two story of the building accomplished as well as the deck between the floors being done.  We are currently working on the next section of one story building.

Steel is going up in an organized and safe fashion.

We have enjoyed having the parking area paved with a base coat of pavement.  That is going to help things this winter remain neat, clean and safe for workers on site.  This was a major accomplishment of the past week.

With regards to things that are unseen.  We continue to review submittals for parts of the building coming “down the road”.  This is a precise process and we thank H.L. Turner architectural for their diligence in this regard.  It is a complicated, exacting process that needs the excellent attention to detail.  We are lucky to have Turner Group doing this for us all.

Project Managers November 28th, 2022 Updates

Steel, steel and more steel!!!!

Steel is going up in an organized and safe fashion.

Last week the 1st floor steel for an education wing was put up.  Today, Monday, the bar joists for the ceiling on this first floor is going up.  As well, the wall steel for the second floor is going up.

We are on schedule for our continued steel deliveries.  The site is ready and anticipates the steel deliveries over the next few weeks.  (Possibly 6 more weeks).

Concurrent with this steel erection the footings and walls for the future wings is ongoing ahead of the steel arrival.

Tomorrow, Tuesday, we expect to give the first coat of pavement to about 30% of the paved yard area.  This will assist in good footing for crane movement and also for good safe conditions when spring thaw arrives.

Project Managers November 21st, 2022 Update

Good day.  This is the November 21 report report.  We will be  publishing for the Community of Allenstown School District a weekly progress report of your new building project.  We plan to publish these reports on every Monday going forward.

Guess what?   THE FIRST OF THE STEEL FOR THE STRUCTURE IS GOING UP TODAY.

Yes, today is a major milestone day.  Steel has arrive on site for the building and erection begins.

In less than 8 weeks the entire building will be up from a steel and steel pan floor standpoint!!!  Exciting

Eversouce has completed the install of the electricity to the Campus site.  We have 3 phase power.

During the last week the cisterns for the fire suppression system were installed and are now underground, covered with earth and filled with water.

About 50% of the site paved area has been prep’d for paving to commence.  It will commence this fall (unless we get an unexpected blizzard in the next few weeks.)

Project Managers November 14th, 2022 Update

Good day.  This is the November 14 report report.  We will be  publishing for the Community of Allenstown School District a weekly progress report of your new building project.  We plan to publish these reports on every Monday going forward.

A major accomplishment this week is the installation of the water cisterns. (Photo in last slide bleow)

The site does not have town water.  Therefore, there is a special consideration needed to have enough water on site in order to fight any fire suppression that can be expected.

Therefore, a multi tank fire suppression cistern system is being installed.  This water will basically sit and wait for any time that the fire sprinkler system calls for water.  (Which, hopefully, is never).

This is a major milestone for your children’s safety and the employees and visitors to the site as we go forward the next 30+ years.

Steel erection commences on Monday, November 28!!!  More on that next week.

This week we will see the concrete pads for the footings, foundation and interior pads continuing.  This major project is on schedule.

Concrete pours will continue throughout this week and next.

In the site work area there will be piping of the sanitary sewer area work.

There will be underground electrical rough in continuing throughout the site.

We are preparing for the fire suppression cisterns to be delivered on November 17.

Project Managers October 31st, 2022 Update

Good day.  This is the October 31 report report.  We will be  publishing for the Community of Allenstown School District a weekly progress report of your new building project.  We plan to publish these reports on every Monday going forward.

I am your Owners Project Manager.  One part of my role is to keep you, the Community, informed of the progress of the project.  I will be giving weekly reports that are written and monthly reports, in person, to the School Board.

This weeks report has an accompany photo.  (It can be seen in last slide of show below.) This is of YOUR new gym wooden athletic floor.  This floor is on order and is being produced at the manufacturers as we read this weekly report.

We are pleased to partner with Danaher Flooring and Milestone to have this state of the art, top grade, wooden athletic floor.

During the last week we did remedial action and were able to concentrate our efforts on the building footprint and also include the areas of wetlands and vernal pool.  This is a major accomplishment to the safe keeping of our native habitat.

Project Managers October 17th, 2022 Update

Good day.  This is the October 17 report report.  We will be  publishing for the Community of Allenstown School District a weekly progress report of your new building project.  We plan to publish these reports on every Monday going forward.

I am your Owners Project Manager.  One part of my role is to keep you, the Community, informed of the progress of the project.  I will be giving weekly reports that are written and monthly reports, in person, to the School Board.

Let us talk about some of the various tasks that go into a normal week at the Allenstown School Project.

We are continuing with the site drainage.  This is a large site and has alot of storm water to “run off” in a managed way.

We continue to pour concrete footings with proper inspection and testing.

We are working on one of the detention ponds.

We continue to grub the entire site of small trees and debris.  We are currently continuing to work “outside” the vernal pool areas.

The library furniture is in final assembly.  The gym WOODEN floor is also in final assembly.

We are working on our underground water storage tank effort and tanks are on order and being produced for installation at the end of next month.

Let us talk about some of the various tasks that go into a normal week at the Allenstown School Project.

This week starts with continuing to put in the site drainage.  The most visible for the public to notice would be things like storm drains.  All of that is underground work and needs to be done first in the travel areas of the project.

We continue to pour concrete footings with proper inspection and testing.

We are working on one of the detention ponds.  Detention ponds are a pond that takes storm water runoff and stores it til it can dissipate into the ground.  This saves the nearby brooks for any sort of storm surge of water.  Helps the fish and wildlife from gettin their environment disturbed.

We continue to grub the entire site of small trees and debris.

Project Managers June 5th, 2023 Update

Good day.  This is the June 5 report report.  We will be  publishing for the Community of Allenstown School District a weekly progress report ofyournew building project.  We plan to publish these reports on every Monday going forward.Current work efforts.

Mechanical work continues.  (Duct work, insulation of piping)

Electrical work continues.   (Rough in electrical)

All concrete floors have now been poured.

Roofing ongoing over gym area.

Trim of roof going on all roof areas.

Insulated metal panels for exterior of building is ongoing.

Galaxy Glass and their team are putting in glazing and windows in general.

Gymnasium area looks good and is prep’d for new exterior going on.

Sprayfoam of exterior continues ongoing.

Drywall of finish walls has begun.

Masonry of exterior to begin in 2 weeks.

Project remains 100% on time for a March 2024 handover.

I am your Owners Project Manager.  One part of my role is to keep you, the Community, informed of the progress of the project.  I will be giving weekly reports that are written and monthly reports, in person, to the School Board.

A major milestone was accomplished this week with the first concrete pour of the project.

What are the concrete pours we are doing?  At this time we are doing the footings for the building.  This is the first contact with the ground of the new building to the soil below.

If you were to view the site you would see the “footprint” of the building as it is all delineated.  In the footing is “rebar”.  What is rebar.  This is metal rods of various sizes.  Why rebar?  Buildings are a moving entity.  Although you don’t see it in your normal life in a large building the ground wants to move and the concrete wants to compensate for that movement by wanting to move also.  The rebar acts as a connecting agent so the building does not move to excess.  It also acts as an agent to have the concrete stronger.  It helps the concrete adhere to itself is another way to put it.

So, in large commercial construction, such as yours, there is tons, yes tons, of rebar in the concrete below ground to assist in the structural integrity of the building.

Projects Managers September 19th Update

Good day.  This is the September 19  report.  We will be  publishing for the Community of Allenstown School District a weekly progress report of your new building project.  We plan to publish these reports on every Monday going forward.

I am your Owners Project Manager.  One part of my role is to keep you, the Community, informed of the progress of the project.  I will be giving weekly reports that are written and monthly reports, in person, to the School Board.

Here is some of the progress this past week.

Footings

Your construction crew is underway with digging for the footings for the new building. See photos below.

This process will take about a month to get the footings in good hold and be ready for the steel to arrive.  The process will take place in increments consistent with the delivery of the concrete.

Submittals

What is a submittal?  At the time of design of the project an item for the school is specified.  Let use as example a door knob.

The project is bid out and we get in competitive bids. We award a winning bidder.

Before the bidder orders the items they get in an exact specification from the manufacturer of the item.  Models change, colors change, alternative manufactures are sometime suggested.  When the vendor has chosen what they propose to install they send in a SUBMITTAL.  This is checked most carefully by the Architect.  It is also checked by the Construction Manager and Owners Project Manager.  But the most scrutiny is given by the Architect who must sign and approve the submittal.

This is the final check and balance of an item that is purchased.  Needless to say we have thousands of submittals. The process works and we are well underway.

Budget and Purchases

We are currently working with our Construction Manager, Milestone, to ensure all the contracts to their sub vendors have been issued and prices have been locked in place.  We are also choosing which contract items will be done by Milestone also know as “self perform”.

We are underway, lets have a safe, secure and quality job site.  Lets all end this project with the same excitement and vigor as we are starting.

Here is some of the progress this past week.

Construction has STARTED in earnest.

Your construction crew is working on preparing the site for the first pour of concrete for the foundations of the school.  We are removing the current loam topsoil and brining in properly organized fill and introducing it to the site with proper soil compaction.

We are still awaiting final protocols for our wetlands and vernal pool areas so we are being gentle around those but all other construction is full ahead.

Budget and Purchases

We are currently working with our Construction Manager, Milestone, to ensure all the contracts to their sub vendors have been issued and prices have been locked in place.  This is the normal process after a full Guaranteed Maximum Price (GMP) has been issued.

Town Relations

The SAU and the entire construction staff is grateful to the excellent and professional assistance we are receiving from the Town of Allenstown.

This past week your construction crew (Bristol, Turner and Milestone) and School Administration and some of the School Board met with the Town of Allenstown Board of Selectmen to give them a total up to date report on progress.

We listen to their thoughts and are implementing them.

The entire Board has been a delight to work with.  We appreciate their wisdom and guidance.  We particularly respect and enjoy the interaction with your town officials Derek Goodine and Brian Arsenault.  We look forward to continuing to receive your guidance.

Project Managers August 29th Update

Here is some of the progress this past week.

Construction has STARTED in earnest.

Your project site is running at full vigor.  We are well underway to doing stump work and new soils are starting to be brought into the site for the final elevations of the building.

We are still awaiting final protocols for our wetlands and vernal pool areas so we are being gentle around those but all other construction is full ahead.

Budget signed

As of last Thursday we have a fully signed contract with Guaranteed Maximum Price addendum with Milestone our contractor. We will continue to make decisions on various additions to the project as we go along but for now we have a fully executed final contract with guaranteed maximum pricing.

Safety

Now that construction has started in a large way a the site we would like to inform and reaffirm to all of you the protocols for being on our construction site.

First of all, if you have no reason to be there please do not come to the site.  We are a working contraction site and SAFETY is the most important thing.

We follow all the appropriate protocols for OSHA and State of New Hampshire regulations as well as SAU rules.

We ask that if you need to come to campus for any reason that you stop by the job trailer, clearly marked on River Road, and report in.  At that point you will be instructed as to the proper protocols for being onsite.

We know everyone is curious and we will do our best to have information posted often so you may see things on the web site.  Again, any visits to site must be coordinated with the job trailer.

Photographs

The official site photographs will be posted on the web site.  If anyone takes photos other than the Construction Manager, Owners Rep or Architect you do so at your own peril.  We evaluate all of our photos before publishing to ensure they properly represent the work of the construction site.  Unofficial photos are exactly that, unofficial.  Again, if you need to take a photo stop by the job trailer and be instructed as to the proper protocols.

Here is some of the progress this past week.

We have our ALTERATION OF TERRAIN PERMIT from the Department of Environmental Services. We are 100% underway with construction.

During the upcoming week(s) you will see extensive site work going on.  This week we are preparing the entrance ways to the campus.  We also are removing all tree stumps from the campus area proper.  Job trailer arrives this week.  Fencing for site protection will be going up.  Safety signage is installed this week.

Our review of the budget continues.  We are making good progress.  Your Executive Committee met with us last week to give us guidance as to where priorities for projects within the building are.

We are in contact with our School Board to prepare them for the Guaranteed Maximum Price agreement between our Construction Manager, Milestone, and the SAU.

Eversource is commencing on putting up new transmission wire to our job site.  This project continues ahead of schedule.

Project Manager July 25th, 2022 Update

Good day.  This is the July 25 report.  We will be  publishing for the Community of Allenstown School District a weekly progress report of your new building project.  We plan to publish these reports on every Monday going forward.

I am your Owners Project Manager.  One part of my role is to keep you, the Community, informed of the progress of the project.  I will be giving weekly reports that are written and monthly reports, in person, to the School Board.

Here is some of the progress this past week.

Our permitting remains under review  at Fish and Wildlife and Department of Environmental Sciences.  We are making progress with these permits and expect permits soon.  This has been a great frustration to us as the project is shovel ready and the permit pace is causing us some delays.

Our review of the budget continues.  We are making good progress.  We spent extensive time reviewing the bids that came in.  This process takes 2 to 3 weeks to accomplish.  We look forward to reporting our progress to the School Board at the end of the month.

We have many miscellaneous parts of the project that we are looking at.  We are reviewing security upgrades, public address systems, theatre work.  As well we are looking at some sound systems in the open areas and the gym. We continue to review for details the current cafeteria kitchen equipment bids.  They are very good but detailed and need extra review.

Eversource is commencing on putting up new transmission wire to our job site.  This project is ahead of schedule.

Bids were due today, July 5.  We are getting spirited competition for this great project.  We are in the process of reviewing the bids.  We shall keep you posted.
